  • Learn all you can--real estate is NOT a liquid asset so keep that in mind!

  • Consider cash flow--can you cover short term vacancies?

  • Start small

  • Check out the local demographics

  • Inspect the home or project

  • Check out the neighborhood

  • Have contractors available to fix deficiencies as soon as possible to limit the days off market

If you get into the habit of looking at deals or properties each week you will find that pretty soon you are getting into the number of looks needed to find a real deal.  It is not a myth at it takes 100 looks to find maybe 10 you are interested in and make offers.  Of those 10, 3 might be accepted and you end up buying the best one of those.  So the more frequently you look at prospects, the sooner you will find one that fits your niche.
 

The seminar series this summer in Canada will show students how to find and define motivated sellers that will lead to better deals for the investor.  Using the knowledge gained, a better efficiency than the typical 100:1 ratio will prevail!  If you can look at qualified-by your standards-prospects, then you will not need to look at as many prospects to find the one or more that will fit your investing parameters.  Come see how easy it is!
